The Drafting Process
Wanting to remodel or design your new home can be a confusing process, but we're here to help!
Below is Fine Line's drafting process so you know what to expect for your project.
PLEASE NOTE: There is currently a high volume of projects in our queue. Due to the diversity of each project and the attention each receive, Fine Line Design can only estimate projected start dates and completion dates to the best of our abilities at the time of your drafting agreement. All individual project timelines are different. Timelines may vary depending on project requirements, plan alterations, and communication. Fine Line Design strives to create a quality product as well as a long-lasting relationship with each client. We appreciate everyone’s patience during this busy, growing time.

- Initial Introduction
- Brief phone or email conversation describing the project
- Set up an in person meeting at proposed project site or the Fine Line Design office
- What type of project do you have?
- New Construction Conceptual Construction Plans
- Submit ideas & any important information relating to the project
- Execute Fine Line Design’s drafting agreement with deposit
- Project will be added to queue
- Misc. design discussions prior/during the start of Preliminary Layout
- Renovation/Addition Conceptual Construction Plans
- Submit ideas & any important information relating to the project
- Execute Fine Line Design’s drafting agreement with deposit
- Project will be added to the queue
- Measurement appointment scheduled prior to the estimated/anticipated start date in order to recreate the existing conditions layout
- Existing conditions drafting process
- Progress invoice/Payment
- Misc. design discussions prior/during the start of Preliminary Layout
- New Construction Conceptual Construction Plans
- Preliminary Layout
- Review, modify, evaluate Preliminary layout(s)
- Approval of Preliminary layout(s) in order to move forward with remaining plan design
- Progress invoice/Payment
- Design Review
- Review, modify, evaluate 90% plan set
- Discuss site plan layout
- Approval of 90% plan & Preliminary site plan design
- Final Conceptual Construction Plan Set
- Final plan set review
- Final plan set approval
- Final invoice/Payment
- Print two final plan sets and email PDF version
You have a complete set of our Conceptual Construction Plans- What now?
- Submit to your builder for pricing and contract information
- Finalize contract with Builder
- Builder will proceed with permit documents
- Request soil tests for project site
- Request truss design/engineering per the Conceptual Construction Plans
- Request structural/wind load engineering for the Conceptual Construction Plans
- Septic evaluation/design & soil tests per site plan design. (Septic evaluation not required for city sewer)
- Energy form with manual J evaluation per the Conceptual Construction Plans
- City/County permit documents with above items as required
- Submit Plans for HOA approval & permits
